Advanced Roofing System
An advanced system for ventilated roofs
Today’s construction demands roofing solutions that meet technical and energy-efficiency needs: advanced systems that meet the ventilation, thermal insulation, watertightness and durability requirements of tiled roofs.
BorjaSAT meets this need as a complete insulation and waterproofing system for ventilated roofs. Ideal for refurbishing pitched roofs or for new builds, as it adapts to almost any continuous substrate.

Warranty
TEJAS BORJA, S.A.U. guarantees that the components of the BORJASAT system meet the stated thermal insulation values for 15 years from installation.

λSAT panel
The λSAT panel, which gives the system its name, is a high-performance insulation panel designed for building ventilated roofs with ceramic tiles.
100% Neopor λ=0.031 W/m·K
Made entirely from EPS Neopor®, it contains graphite particles that absorb and reflect infrared radiation, achieving up to 20% better thermal insulation than conventional EPS.
No thermal bridges
Installed over the waterproofing, the system creates a continuous insulation layer with no thermal bridges, improving indoor comfort and the building’s energy efficiency.
Maximum compatibility with the tile range
λSAT is a versatile panel that allows any tile model with a batten gauge of 37 cm or 39.5 cm to be installed, simply by changing the panel orientation.
One panel for all tiles
Versatile panel suitable for any tile with a batten gauge of 37 or 39.5 cm.

Energy efficiency
| BorjaSAT thickness | Thermal transmittance U | Thermal resistance R |
|---|---|---|
| 60 mm | 0.51 W/m²K | 1.49 m²K/W |
| 100 mm | 0.31 W/m²K | 3.23 m²K/W |
| 140 mm | 0.22 W/m²K | 4.52 m²K/W |

With a thickness of 100 mm and depending on the climate zone, the system can meet the minimum thermal transmittance requirements set by the Spanish Technical Building Code (CTE DB-HE) in any climate zone in Spain.
The λSAT insulation panel is manufactured in three thicknesses: 60, 100 and 140 mm, and has a thermal conductivity coefficient of λ=0.031 W/m·K to meet the thermal insulation requirements of each project.
Laid over the outside of the roof structure, the panels form a continuous insulation layer with no thermal bridges.
Designed for efficiency and ease of installation

Superior thermal insulation
No thermal bridges, with less thickness.

Ventilated roof
Prevents condensation and improves insulation against heat.

Maximum watertightness
Panel with tongue-and-groove edges for the best watertightness.

Lightweight and easy to install
Simple to lay, with no prior setting out.
Installation criteria
Roof substrate
The panels must always be installed on a continuous substrate and waterproof membrane, to ensure the roof is fully watertight in the event of condensation or accidental breakage of pieces.
Battens
The metal battens are 40 mm wide U-profiles that fit over the ridges on the panel and are mechanically fixed to the substrate through them.
The metal battens must be installed as the panels are laid, so the installer can step on the metal profiles when walking on the roof.

Fixing the tiles
The system is fixed to the substrate mechanically. The screws are driven through the metal profile once it is placed on the ridges of the BorjaSAT panel, and must be located on those same ridges.
To fix the system to a concrete slab or to a compression layer and ceramic deck, use screw-and-plug anchors. To fix onto timber, use self-tapping screws.
The minimum number of fixings is 3 per board. On very steep pitches, batten fixing can be reinforced with rosette plugs on the panel, using the circular marks provided on it.
