High-efficiency roof insulation
What is BorjaTHERM?
BorjaTHERM is an insulation system designed to make pitched roofs highly efficient and ventilated.
Thanks to its prefabricated panels combining thermal insulation, ventilation and tile support in a single solution, it simplifies roof installation, improves the building’s energy performance and reduces construction time on site.
The BorjaTHERM prefabricated panel is the core element that gives the system its name. Its features make it ideal for refurbishments or new-build projects.
- Compatible with any type of tile
- Ensures ventilation under the tiles
- Reduces thermal bridges in the roof
- Fast, intuitive installation.
- Insulates without losing interior space

Warranty
TEJAS BORJA, S.A.U. guarantees that the components of the BORJATHERM system meet the stated thermal insulation values for 15 years from installation.

Panel λTHERM
Thermal insulation λ = 0.022 W/mK
Polyurethane foam rigid, closed-cell, with excellent dimensional stability and high breaking strength.
Under-tile ventilation
Batten made of self-supporting Aluzinc that respects the minimum distances between supports according to thickness.
Durable
Exterior coating of aluminium on all four sides
Ready to install
Supplied ready to install, avoiding the need for on-site setting out and measuring, which means significant savings in time and labour.
One panel. Six functions in the roof
BORJATHERM combines in a single solution the functions that traditionally required multiple layers and materials in the roof.
One of the best roof insulation products on the market
Thanks to this combination of materials, it has one of the best thermal insulation coefficients on the market, making it ideal for both cold areas and warm climates.
BorjaTHERM incorporates high-efficiency rigid polyurethane insulation, with a thermal conductivity of λ = 0.022 W/m·K, one of the lowest values available for roofing systems.
This achieves high levels of insulation with less thickness, optimising the building’s energy performance without adding weight or complexity to the roof.

With a thickness of 60 mm and depending on the climate zone, the system can meet the minimum thermal transmittance requirements set by the Spanish Technical Building Code (CTE DB-HE) in any climate zone in Spain.
| BorjaTHERM thickness | Thermal transmittance U | Thermal resistance R |
|---|---|---|
| 60 mm | 0.37 W/m²K | 2.72 m²K/W |
| 80 mm | 0.27 W/m²K | 3.63 m²K/W |
| 100 mm | 0.22 W/m²K | 4.54 m²K/W |
| 120 mm | 0.18 W/m²K | 5.45 m²K/W |
| 140 mm | 0.16 W/m²K | 6.30 m²K/W |
| 160 mm | 0.14 W/m²K | 7.20 m²K/W |
Installation criteria
Roof substrate
It can be installed on most roof substrates: timber structures, prestressed concrete joists, steel structures or ceramic partition walls. It is also compatible with continuous substrates such as concrete slabs or timber decking.
Tile types
BORJATHERM is compatible with any type of tile. Tiles must be fixed to the batten in accordance with the requirements of standard UNE-136020.
Fixing the tiles
As this is a ventilated roof system, it is essential that roof junctions are built so as to maintain ventilation between the tile and the substrate. Tiles must be fixed using mechanical systems or specific adhesives, avoiding the use of mortar, which would prevent proper ventilation of the system.
